Up until 7 or 8 years ago, there wasn’t a condo market in this town. A few old units existed but it was inconsequential in the overall numbers. Since that time projects have been plentiful, although most of them haven’t been large. Condo conversions have added to the numbers as older construction that was suitable was reborn into more units. Our real estate market was changing.
There are two key areas for condos in the Taos real estate market. The first, and most important, is “in walking distance to the plaza.” Visitors and locals prefer the convenience of walking to galleries, shops and restaurants so those buying for investment like to accommodate potential renters. The other key location is “on the way to the Taos ski valley” and one has a lot of choice along Rt. 150, as one heads towards the mountain from the main drag through town. Here you will find many units for sale.
While it may change, people pay more for the convenience of condo ownership then for a free standing one family home with land. At least in Taos, New Mexico. It seems counter intuitive and maybe it is, but it is anyway. We have many second home people and they clearly are willing to pay a premium for being able to keep life simple and avoid the chores that are associated with home ownership.
In 2006, the sales of condo units represented a full 30% of the total residential sales in real estate. That has dropped some since but it is likely to become that again. All those baby boomers are looking for their place for the next chapter of their lives. Many will come to Taos, fall in love, and want to buy and be here. And I don’t blame them. Our real estate market provides many choices.
